Την αντίστροφη μέτρηση για την ανέγερση του νέου πύργου 71 μέτρων που θα κοσμεί την Γερμασόγεια σηματοδοτεί η έναρξη των εργασιών κατεδάφισης του κτηριακού συγκροτήματος, που είναι για χρόνια εγκαταλελειμμένο, Μαϊρόζα, και στη θέση του οποίου θα κατασκευαστεί το «Mandarin Park» που υλοποιεί η εταιρεία Mandarin Park Mediterranean LTD.

Το τεμάχιο προς ανάπτυξη βρίσκεται στην τουριστική περιοχή της Λεμεσού και αφορά το γωνιακό τεμάχιο, το νότιο άκρο του οποίου εφάπτεται με την Λεωφόρο Βασιλέως Γεωργίου Ι, ενώ το ανατολικό του άκρο εφάπτεται με την Οδό Αμπελακίων.

Ο νέος πύργος θα έχει ύψος 71 μέτρων και 16 ορόφων. Πρόκειται για μεικτή ανάπτυξη με εμπορικές και γραφειακές χρήσεις, της οποίας το κόστος υπολογίζεται στα €16.385.000, σύμφωνα με την Περιβαλλοντικής Μελέτη που κατατέθηκε το 2019 στο Τμήμα Περιβάλλοντος.

Το «Mandarin Park» θα προσφέρει υπηρεσίες σπα, ιδιωτική πισίνα και γυμναστήριο, ενώ θα αποτελείται από διαμερίσματα τύπου στούντιο, δύο υπνοδωματίων, τριών υπνοδωματίων και ρετιρέ, τα οποία έχουν σχεδιαστεί σύμφωνα με προδιαγραφές υψηλού επιπέδου.

Η οικιστική ανάπτυξη αφορά 36 διαμερίσματα, συμπεριλαμβανομένου προς ιδιωτική χρήση από τους ενοίκους του πύργου και κήπου οροφής.

Σύμφωνα με την Περιβαλλοντική Μελέτη, η κατασκευαστική περίοδος για την υλοποίηση του ολοκληρωμένου έργου αναμένεται να διαρκέσει τρία χρόνια από τη μέρα έναρξης των εργασιών.

Σημειώνεται ότι, σύμφωνα με τα δημόσια έργα, οι εργασίες κατεδάφισης θα ολοκληρωθούν την ερχόμενη Παρασκευή 3 Φεβρουαρίου.

Κατά τη διάρκεια εκτέλεσης των εργασιών η αριστερή λωρίδα κυκλοφορίας με κατεύθυνση από Λεμεσό προς Λευκωσία και οι παρόδιοι χώροι στάθμευσης, για μήκος 80 μ. περίπου, θα παραμείνουν κλειστοί και η κυκλοφορία θα διακινείται στη διπλανή λωρίδα.

In March, it is expected that the Building Permit will be issued by the Municipality of Germasogeia for the development of "Mandarin Park", which will include commercial and office uses and a modern, luxury residential tower, with an investment that will exceed €16 million, on the site of the abandoned for years Mairoza building, on the beach road of Limassol. 

The Urban Planning permit for the development was issued by the competent government Department on 7/9/2022, while the opinion of the Department of Environment was preceded by the issuance of the opinion, which raised no objection to the implementation of the project, subject to conditions. 

The Local Authority then issued a demolition permit for the abandoned building complex and the demolition work was completed at the beginning of February 2023.

According to information, the company that will carry out the development has reached an agreement with the owners of the existing shops for the construction of a single facade for them as a matter of priority, so that they do not miss the upcoming tourist season.


Mayor Kyriakos Xydias, interviewed by "Business Limassol", expressed his assessment that it is possible to issue the building permit before the end of March, given that the relevant application was submitted in January and the opinions of the involved services have been sought. 

The implementation of the development had been stalled for years as the signatures of property owners in Mairoza, which is governed by a shared ownership regime, had not been secured, an issue which was settled before the end of 2022. The demolished Mairoza was decades ago a landmark in tourism. area of Germasogeia, however, in recent years it was in ruins and was a source of visual nuisance, and a place for depositing garbage.

The proposed “Mandarin Park” includes two parts. Mixed development with commercial and office uses and a residential tower that will be 71.7 meters high. The first part of the mixed development concerns the changes of three degraded buildings that house offices and shops.

The office floors were demolished and the shops on the ground floors of the buildings will be remodeled. The second part of the development concerns a sixteen-storey residential tower, with underground private parking. 

It will consist of 32 apartments including 3 Luxury Penthouses, spans on 3 floor each, and will offer spa services, a private swimming pool for residents, a gym and a roof garden. The project completion time is estimated at 24 months, assuming there will be no delays.

Mandarin Park”: A 16-storey tower in Germasoyia

A 16-storey tower called “Mandarin Park” is on the cards for Limassol’s Germasoyia area, according to an Environmental Impact Assessment report which also shows that the development is divided into two parts.

The first part is a mixed development for commercial and office use and the second is a modern and luxurious residential tower. Part of existing premises at the location of Mandarin Park, namely the abandoned Maroza Hotel Apts, will have to be demolished. The project’s owner is Mandarin Park Mediterranean LTD Company and the cost is estimated to be over €16 million.

The 16-storey tower will be 71.7 metres high and have 36 apartments, including an entire floor for its mechanical services, two floors consisting of a fitness center, spa and swimming pool for private use by the occupants, as well as a roof garden.

The apartments will be studios, two bedroom, three bedroom and a penthouse, designed at the highest standard. The report notes that the integrated development is estimated to accommodate 67 people. The plan also includes a total of 98 underground parking spaces, of which six will be designated for people with disabilities while parking facility for bicycles will also be installed.

The proposed development falls under Limassol Town Planning and is located within the administrative boundaries of the Municipality of Germasoyia. It is on the corner of Vasileos Georgiou I Avenue and Ampelakion Street.  Three other towers – Marr Tower, I-100  and Icon – are within a very short distance.

Demolition and construction work is expected to start in one and a half to two years’ time, and overall completion should take at least three years.
